They'll be fine sharing for another year. If they're still sharing when he starts puberty then you can worry about it but you've probably got 3 years before that. If you can stick to your 1 year plan then I wouldn't change a thing right now with their arrangements.
10 x 5 is 50 square feet. A normal bathroom size is 9 x 5, or 45 square feet. Each kid gets a room-and you can sleep on the couch/futon.
A friend of mine does this-her two daughters share a room and her son has the other room.
It works very nicely for them.

It's not the kid's faults you picked a loser to breed with or that you can't afford proper housing so it should be you that sacrifices and sleeps in the living room.

OP; get rid of the big dresser and get a room divider. try smaller storage thingys for clothes. Or you move into the living room.
